No. We charge no platform fees, service fees, or booking commissions. The price you agree is the price you pay. Our model is direct booking — you deal directly with the property, not through a third-party platform.
We respond to all inquiries within 24 hours — usually much sooner. For urgent requests, WhatsApp is the fastest channel. We are available 7 days a week including weekends and holidays.
Yes. We regularly coordinate multi-villa bookings for large groups, weddings, and corporate retreats. Let us know your total guest count and we will identify properties that work together by location and style.
Villas and Properties
Yes. Every property in our collection is listed with the explicit consent of the owner or managing agent. We review properties before listing them and do not scrape or aggregate listings from other platforms.
The majority of villas in our Tulum collection have a private pool. Each villa listing specifies pool access type. Search by the "Private Pool" amenity or ask our team to filter by this requirement.
Beachfront villas sit directly on or immediately adjacent to the beach with direct private or shared access to the water. Beach club access means the villa is not on the beach but includes membership or close proximity to a beach club, typically a short walk or golf cart ride away.
Some properties in our collection are available for events and weddings — this is confirmed on a property-by-property basis. Tell us the nature of your event in your inquiry and we will identify suitable options.
Concierge and Services
Standard services available on request include: airport transfers, private chef, spa treatments, yoga instruction, yacht charter, grocery pre-stocking, and activity coordination. Service availability varies by property — our team coordinates all arrangements before your arrival.
Yes. Private chef service is available for most properties in our collection. Our team coordinates the chef booking, menu planning, dietary requirements, and market runs. Let us know your preferences and group size when inquiring.
Yes. We coordinate private transfers from Cancún International Airport (CUN) to your villa. Transfer times vary by property — Soliman Bay is approximately 90 minutes, Tulum town properties are approximately 90–100 minutes, and Playa del Carmen properties are approximately 45–60 minutes.
Payments and Policies
Payments are made directly to the property owner or management company — not through Tulum Holiday Villas. Payment methods, deposit structure, and cancellation policies are set by each individual property and will be confirmed in your booking agreement.
Cancellation policies vary by property. Most properties require a non-refundable deposit upon booking confirmation, with the balance due before arrival. Specific terms will be outlined in your rental agreement before any payment is made.
Most Tulum luxury villas are priced in US Dollars (USD). Some properties also accept EUR or GBP. Payment currency and method are confirmed during the booking process.
